A low vacancy is music to the ears of landlords because it means little to no rental income disruption! We are happy to say our vacancy rates are so low at the moment that we currently have 100% occupancy and only one property (a townhouse in Gosford) about to be listed as vacant.
So why are the vacancy rates so low?
- We have seen an improvement in property prices nationally. As a result, more properties are being listed for sale and selling faster hence, demand is outweighing supply. As a result, there is a shortage of available properties.
- Many investors are taking advantage of the strong sales market we find ourselves in right now on the Central Coast, with several investment properties listed for sale in recent times.
- People who have been finding it a struggle to finance their mortgages are cashing in on the current seller’s market in order to free up some money.
- Investors have been coming onto the market due to the high demand for rentals, historically low interest rates and the fact that there are more funding options available to investors today (e.g. through a Self Managed Super Fund).
Whatever the reasons, a low vacancy rate is good news for landlords and offers great potential for new investors who are keen to take advantage of the high rental demand.
Managing your property at Christmas time
History shows that the Coast often experiences a period of rental transition around Christmas, particularly in the Gosford area due to hospital staff relocations. So far we have not seen such a rush most likely due to our strategic planning that aims to avoid lease expiry dates over the holiday season. In some cases, this has meant establishing a longer lease. Rest assured we have everything under control when it comes to looking after your best interests and we have streamlined policies and procedures in place to keep you well informed of any significant developments at any time of the year. So not surprisingly whilst our office is closed from Friday, 20 December to Monday, 13 January all enquiries will still be handled during this time and anyone seeking information on a property listed for rent will be advised of the next inspection time via an automated message. Remember, for any emergency repair work needed during the Christmas break (such as an electrical fault or burst water pipe), tenants are directed to our Emergency Contact instructions on our website.
