New month, new season
While it is just starting to feel like the seasons have changed (including the noticeably shorter days), autumn is here and finally we’ve seen some welcome rain on the Coast.
Happy Easter to you this week. There are public holidays this Friday and Monday, see below for our opening times over the Easter break.
Just a reminder that Day Light Saving ends on Sunday, April 3 at 3:00am, which is when we all need to turn our clocks back 1 hour. The start and end of Day Light Saving is traditionally the time we are all advised to replace our smoke alarm batteries. We will be reminding all tenants to do so in our upcoming Autumn newsletter for tenants.
The Federal Budget & negative gearing
It’s a hot topic in Federal Politics right now – negative gearing. Will there or won’t there be any changes to negative gearing in the next Federal Budget? While the Turnbull Government hasn’t announced any formal changes to that policy, it is allegedly considering capping the dollar amount of losses that taxpayers can claim. Chief Executive of Industry Policy at the Housing Industry Association (HIA), Graham Wolfe believes negative gearing should not be changed stressing, “If you remove negative gearing from rental properties it will affect mums and dads on lower incomes who rely on negative gearing to make the investment equation work.”
As a property investor it pays to stay informed with what’s going on in terms of tax breaks and incentives. Click on link here to read more.
Welcome to our 100 new landlords
We are pleased to say things have settled down in the office after the Christmas rush and the integration of 100 new landlords and their properties into our care. We would like to take this opportunity to welcome all new Home Specialist Property Management clients and invite you all to pop in any time to meet the team and ask any questions you may have. While your property is assigned to one Property Manager on our team, we are all here to help and value the collaborative environment in which we work as it allows us all to better serve our clients.
Loads of active prospective tenants on the hunt for a place to call home
We have over 200 active prospective tenants in our database looking for a place to rent at the moment. With demand outweighing supply by a long shot, we are looking for more properties to list for rent.
If you know anyone who has just purchased an investment property or is dissatisfied with their current property management situation, please refer them to us.
Don’t forget that if you successfully refer a new property investor to Home Specialist Property Management you are entitled to a $200 VISA credit card.
