Welcome back to our landlord newsletter!

We have been silent for a few months while we explored a possible merge with another company however after a hectic few months full of changes we can confirm that we will be remaining with our Home Specialist Property Management Brand.  We are excited to be back on our game and sending you this newsletter full of great content.

Some of you may have seen on social media that we recently refreshed our brand.  We look forward to the future for the home brand along with keeping a name that our clients know and trust.  It was a relatively easy decision to keep our brand that has served us, our staff and most importantly our clients so well.

Karla Barlow rejoins our team:

Laetitia, Crystal and myself were excited to welcome back Karla Barlow to our team.  Karla left our team in 2014 to have her 4th child and has returned now after her 5th baby. (Yes… 5!).  Karla is working part time hours and has returned to the team seamlessly. We forgot how much we missed her!  Many of you will remember Karla. She is part of the home family being Tennille’s younger sister. Karla worked in the business back in the Ray White days when the business first opened its doors 12 years ago.

New office at Erina:

Our new office is light, bright and modern and we just love having our large glass window with a view over the lively CBD of Erina. Please feel free to drop in or arrange a visit so we can order the coffees! The new office is in the HighPoint Building at Erina on Level 1 (on the 5-ways intersection of the Central Coast HWY). We feel like we have come full circle now we are back at Erina.  Our office was located at Erina when it was first established and was located on the very same street!!

Current rental market this month:

Tenant enquiries:            371
Tenant inspections:         34
Properties Leased:         10
Average rent:                  $493.50

The rental market has seen a massive shift with ‘day on the market’ increasing by 30% this month.  The market has seen a real slow down in properties being leased… so if you have a good tenant our recommendation is to offer them a new lease and lock them in.  With the days on the market increasing it does affect the overall return on the property for that financial year and also puts pressure on those investors who are negatively geared.

Updates on awards, achievements:

Congratulations to Laetita, awarded 2018 NSW Property Manager of the Year from The Real Estate Training Group.   The Real Estate Training Group’s “Celebration of Success” Awards, recognises the Property Management industry’s top performers across Australia and New Zealand. They aim to encourage and promote excellence on an International level. The awards recognise the very best in the industry.

We are also really excited and proud that Crystal is up for another training award with CCGT (Central Coast Group Training).  Crystal completed her 2 year traineeship with CCGT last November and finished with a knowledge and understanding that gives her the skills to run the trust account and backend of the office efficiently and effectively.
