Rental Property Owner Faq’s
Can I charge my tenant for water consumption?
Yes you can charge your tenant for water providing the rental property is separately metred and it is water efficient. We can arrange for the bill to be issued to us, which we will then pass on to the tenant for payment. Refer to clause 10.5 of the Residential Tenancy Agreement for more information on water efficiency.
Can we get the tenant to maintain the pool, gardens, and lawns?
Tenants are responsible for maintaining lawns and gardens. They are also responsible for maintaining the pool to a set standard if you have one. For more information refer to clause 55 of the Residential Tenancy Agreement.
How can I get the maximum rent return on my rental property?
First impressions are lasting ones. To attract a quality tenant who is prepared to pay a premium rent you need to start with your rental property. Is it in good repair? Are the lawns and gardens neat and tidy? Is the property well presented? Are the windows, carpets, floors, bathrooms and appliances clean and in good order? A rental property that is considered 110% in terms of presentation and features will attract the tenants who are willing to pay more.
How many inspections do you conduct each year?
Home Specialist Property Managers are trained to educate tenants on cleaning and presentation. During our regular routine inspections we assess how well your tenant is looking after your rental property and also determine if there are any maintenance issues or repairs that require attention. We conduct inspections at the following intervals:
- An ingoing inspection prior to the tenant moving in
- 8 weeks after moving in
- 3 or 6 monthly depending on your requirements and the requirements of the rental property
- An outgoing inspection on completion of the tenancy
How much rent can I get for my rental property?
At Home Specialist Property Management we determine the rent return of your rental property by considering the following:
- Type of rental property
- Location
- Appearance
- Any special features
- Market demand
- Current market trends
- Other comparable leases
What are your fees?
At Home Specialist Property Management we don’t believe in a ‘one size fits all’ approach. We believe that every landlord is different, everyone’s requirements are unique and no two properties are the same. Therefore we customise the package to suit your rental property and your individual requirements by assessing your property, your needs and listening to how you would like us to work with you.
When will you pay me the rent money?
Home Specialist Property Management has the capacity to transfer your rent daily, weekly, fortnightly or monthly – whatever works best for you. Most of our clients opt for 1-2 payments per month, however if you need your funds today, we can do it.
Will you pay the bills associated with this rental property on my behalf?
Yes, we can arrange for your bills to be forwarded to us and then pay them from the rental income on your behalf. Many of our landlords opt for us to pay their council rates, strata fees, insurances and invoices, making their lives easier.
