Here are the results for our rental activity for the month of February and how they compare with December 2014 figures.


  • Tenant enquiries:  366 (up 238)
  • Tenant inspections:  41 (up 20)
  • Properties leased:  17 (up 10)
  • Average rent:  $426.00 (up $6.00)

The Property Investor's Duty of Care


The recent deaths of five children in rental properties throughout the country has highlighted the need for greater awareness of the maintenance required in rental properties, in particular the maintenance and state of repair of potentially high risk areas like timber decks, balconies and hand railings.

If someone is hurt or suffers a loss in a rental property, they will seek compensation from the property owner.

To Renovate or not to renovate?



Our property investors often ask when is the best time to renovate their investment property.

Experience tells us that the best time to renovate is when the property is vacant, however some renovations can be done with tenants still in the property. Obviously, this is dependent upon the renovations to be undertaken.

Renovations undertaken during a tenancy can be done as an iincentive for the tenant to enter into a longer-term lease at an increased rent or to maintain the property at a liveable standard without the need to create a vacancy.
